Wash O Rama Revitalization

The vision was to revitalize an 1890's circa building which had been law offices for over thirty years into a laundromat.


As we started the demolition we were surprised to uncover a gorgeous, original tin ceiling above the sheetrock ceiling . . . and . . . it was in very good shape!


The owners with a heart for historic preservation asked us to provide estimates for uncovering and restoring the ceiling AND . . . to remove the 60's style building facade and replace it with a full pressed tin front facade similar to what it would have been originally in the 1890's.


After studying costs for converting this already complicated project into a historic restoration the decision was made to go ahead with the preservation to make this the coolest laundromat you have ever seen!


Making alterations to an 1890's building so that it can accommodate the latest hi-tech laundry equipment was quite a challenge . . . existing floors had to be removed to pour concrete floors so that we could anchor the large 40 pound washing machines . . . . all electrical and plumbing was abandoned to make way for the new up-to-code systems and the heating and air systems all had to be upgraded.


We incorporated store front glass with the pressed tin facade to provide a "then and now" look on the outside.


We are very proud that our Wash O Rama project was awarded the 2017 MERIT AWARD FOR EXCELLENCE by Kansas Preservation Alliance, Inc!  KUDOS to the talented team of specialists who made that happen!
